Fredericksburg is a city cozy enough that new construction sprouting around one intersection is a significant urban renewal project. The spotlight here is on Amelia and Winchester streets, where Simply Home LLC is evidently answering a growing demand for downtown living.
Patrick Gay and James McCloskey, partners in the Simply Home enterprise, have enjoyed remarkable success with their Amelia Square project. All but three of the 19 townhomes, including yet-to-be-built Phase IV, have already been sold. Homes in the first three sections—all four stories—have sold for between $800,000 and $1.3 million, depending on their square footage. The five in the final phase, one story shorter than the others, have been offered for between $600,000 and $800,000.
‘ALWAYS BEEN HERE’
Meanwhile, Simply Home has turned its attention to revitalizing four lots on the opposite side of Amelia, starting with 601 Amelia on the southwest corner with Winchester Street.
Gay said the owners of the new Craftsman-style home at 601 Amelia wanted to use lots of salvaged materials “to make it look like it has always been here.” And he said those who have seen the place agree the plan was successfully executed…….
